I believe the more effective way to limit liability is to make a reasonable effort to discourage access to your property and/or notify trespassers of private property boundary with adequate signage. With properties like the one in question, people will inevitably find a way to get past fences and will ignore the signs but in the eyes of the court you'll have fullfilled your obligation.

In the end parking often gives it away..
It was the eight bikes parked there...... is my thought..
