Yes. Have to admit that traffic in the morning peak hours can be slow. It rarely comes to a standstill unless there's an accident but it sure can feel like you're standing still.
However, if you come in at 7:00 and prior, it flows beautifully.
I certainly wouldn't let it be a deterrent to living on the Westside.

It depends on what a person is used to dealing with on a daily basis x2. To some, temporarily adding 20-30 minutes to a 15-20 km drive home among tourists in summertime is a relief compared to larger cities and their year-round hour-long commute.

Im used to 10-15 without any traffic concerns. Regardless where we live in Kelowna i am going to have to get used to a longer commute.

Sounds like the upper benches of Rutland will fit with your requirements. There's some nice places on the benches. You might get lucky and get a small apple or pear or plum or cherry orchard, too.

Don't forget Quail, you could probably walk/bike to work if you're working at UBC and YLW.

After living on the flats, you might have high blood pressure after one winter if you move to the west side.

It has its own frigged-up climate. It's a little higher, and traps nasty weather. You want to pay at least $100k LESS for the same calibre of Kelowna-side house to compensate for the extra mileage and headaches.

Only when it's ugly. For example, if anywhere near winter (say Feb/Mar, or Nov) and raining down here on the flat in Kelowna, it'll be crapping that white 5#!t over there.
