Spall & Enterprise Development Proposal: This is about the wisest comment by one of our City Fathers related to high-rise development and our lake that seems to make sense! Why block the lake & view off with 28-36 story apartments adjacent to the foreshore ? Build higher as you get further from the waterfront so we can save our precious Okanagan Lake from the shadows of entrepreneurship!

The proposed developments are being restricted to six storeys in height, something Coun. Charlie Hodge found confusing.
"This is an area where we should be encouraging height," he said, suggesting there would be nothing wrong with something in the 16-storey range.
Staff did indicate a restrictive covenant to six storeys was included to go along with other four- to six-storey proposals on adjacent properties.

I don't believe this topic should be tied in with the Hyatt on Enterprise topic. This is about the height of buildings, that the height of downtown buildings should be limited, and the height of buildings farther away from the lake should be allowed to go higher. What Councillor Hodge finds puzzling, I find puzzling. The city staff should be recommending higher buildings being built farther from the lake, in fact they are doing the opposite. Yes, there are presently buildings with less height in the area of Enterprise, but the Landmark Towers are not that far away from the proposed site. It is confusing why city staff are suggesting a limit to the height of buildings that are nowhere near the lake, Enterprise isn't even in a residential single family dwelling area. As Councillor Hodge says it is confusing. Not about the Hyatt, but about city staff recommending less height when there should be more height if they want to have it.

The cost of building near the lake is higher due to the expensive foundations need to counteract the poor bearing capacity of the waterlogged soils. In an eathquake you do not want to be near the lake. That said, condo purchasers want to be near the lake and with such high demand, developers can only add height to increase availability.
