Kelowna does have it's troubles with height restrictions doesn't it lol!

Watch, Westcorp will start building and before we know it (or at least before City Hall knows it) it will have a few extra stories snuck in and ooops! Oh well.......can't do anything about it now.....

I honestly don't get this citys deal with height.....it needs to happen eventually, and when someone wants to spend 160 mil. in your city its probably a good idea.

This building is world class and will be a perfect book-end to One water street on the other side of downtown.

A staff report to be debated by council following a public hearing Feb. 20 states the height variance is further accentuated by "relatively large tower floor areas, and two further variances for the six-storey podium structure."

"The proposal's overall size, height and massing are overwhelming for the subject property and its unique downtown context," staff wrote in the report.

It goes on to say the property is in close proximity to several culturally significant sites, such as Kerry and Stuart parks, Okanagan Lake and the Sails, Bernard Avenue and City Hall.

"In addition to creating shadowing impacts on these lower-scale spaces, the proposal's build form may create an overpowering visual presence lacking the sensitivity and integration that development of the subject property needs.

"By virtue of the size and prominence, the proposed building may impact the qualities that some people value in the surrounding public spaces."

Clearly a researched report from a group of professionals , so definitely not a "personal opinion"

The latest proposal is significantly larger than the previous one so clearly creates new, different and further reaching effects on the surrounding area hence the necessity of a review before approval.

IMHO a resounding YES there are legitimate concerns. These tall buildings leave everything surrounding it in shade. They block the lake views of the pedestrians walking. They block the lake views of the traffic in the area. Walk around Vancouver on a sunny day - in some places you would never know the sun was shining unless you look up. The tall buildings should be kept down by the Grand. If they want to shroud an area in shade, fine, do it where it has already started. We should have unrestricted walking, picnicing, recreational use of our green space adjacent to the downtown lakeside.

Once they allow one, they will have to allow them all over the place. Our waterfront vistas will be gone and there is no going back once they are built. I feel there needs to be at least a city block of park and non-build sites adjacent to the lake n downtown City centre. If City caves and thinks they are doing us a service by letting greedy developers build sky-scrapers, lakeside, in Kelowna they are very short-sighted. There are plenty of areas to build the highrises and still give everyone in them a perfect view. In no way, shape, or form, should they sell out the citizens of Kelowna to any developer who wanders into town with a fat wallet. Of course the developer wants the lakeside but that is OURS and it can't be for sale. We must protect it for our future generations. Kelowna can still turn into mincouver if that's the direction they want to sadly take it - but they need to keep their mitts OFF our downtown city centre lakeside as far as I'm concerned. They have already dropped the ball by going ahead with the tourism centre even though it has a lower profile.

It's sad when people read something online or in the paper and take it as gospel . "Well if that story said it's bad going taller then it must be" lol. too many sheeple

common sense guy......we are not really sheeple I don't think - we are just used to the City caving....we are very leary
