It'll be like the lower mainland, complete with 33 story buildings.

We can only hope. Give people an area to live closer to the city core with shops and services available to them in walking distance.

Vastly preferable to carving up mountains on the outskirts of town leading to 40 minute commutes to get anywhere and necessitating the need to widen and stretch roads to accommodate all the increased traffic throughout town caused by this.

The school zones will still be there, and will still back up traffic. You have 2 schools within 1km of each other, both with pedestrian lights, school busses, and parents dropping off their kids. Traffic will never flow smoothly during those times. A person can drive Lakeshore and Gordon at 10:18am and have no traffic issues.

Maybe instead of a new road, invest in pedestrian bridges. Is traffic a huge concern on Gordon during peak times when school is out?
