Madlady - Laws were written to protect tenants....and every tenant - no matter where they live, should be finding out what the residential tenancy act protects them against ( it is almost identical to the WFN laws ).

Any owner can, unfortunately, change park rules and regulations as they see fit...as long as they do not go above and beyond what the WFN bylaws allow.
They can bring in No Pets allowed....but they can not force tenants who already live there to get rid of existing pets.

Its is against the law for them to 'take over' someone's garage. Any buildings on your lot are your property and taking anything is illegal. They also can not enter your property without at least 12 hours written notice - expect in the case of an emergency.
They can NOT just kick people out of a mobile home that the tenant owns. It is not like evicting a renter. It is a long, drawn out, legal process...again.....people need to be familiar with the laws that are there to protect them !

We were thinking of puchasing a mobile in Westbank for affordability reasons, but now after reading all of this, not sure.
Maybe it best we don't, and worries me about the land and being uprooted.

some have gone up in price and hardly worth what the asking price is when you still have to pay a pad rent

...couple of other parks in East Kelowna and Ellison...

They won't be uprooted , ever . There's no way they will ever sell or develope . It's recession proof cash . Forever . I personally wish I owned one .

I dont know about that, don;t trust it at all. we were looking in the westbank area and were told to avoid boucherie as there would probably be development there eventually. Look what happened in Abbotsford, all of those poor people were uprooted from their homes after being told it would always remain a Mobile Park. Also why are so many for sale on Boucherie Rd, more than any where else?

A lot of the reasons for sale in our park (Westgate Village on Old Boucherie Rd.) is there are a lot of seniors 55+ and they are passing away or getting to the stage of not being able to look after the property. We do have a family section, but they are in their own area. A lot living here have been here for 32 years. The park is very well looked after.

I would stay away from owning in those parks.
I have only lived on the Westside 13 years....but every time I drive by those parks on Boucherie I think "primed for redevelopment".
Your instincts are serving you well in this instance IMO. I hate condo/townhouse living (did it on the coast).....but I would look there first on freehold rather than sink money into a park on Boucherie.

We might have no choice but to move to the coast where prices are cheaper for condos and townhouses(Abbotsford area, chilliwack area) getting way too pricey here and we just can't afford. The idea is to downsize from a 5 bedroom home with a high mortgage and to scale down to not much lending at all. Wish it was not so risky in mobiles as I love them, jus don't trust the whole lease land bit

Stay clear of Princess and Paradise MHP. Those parks are prime real estate for a canal with high end condos. The other parks are not in much danger because they are less desirable.

thank you for that, I think we decided we have to stay away from mobile parks in general, which is sad, because they are just so perfect, the right size and a little yard. It is unfortunate, would love to stay in the Okanagan, but townhouses and condos too pricey here

Can anybody tell me how much the pad rent is for the MHPs on Boucherie road, and what the pad rent includes?

Depends which one. They vary. Ours Westgate Village on Old Boucherie rd. includes garbage, recycling, water, snow clearing and is $520 per month. Taxes (over 65) are about $256.00 per year.

Well somebody sure likes trash talking when they know nothing about what they are talking about
First of all the park is owned By the Tomat family
and run by Princess Enterprses
The take over of the garage was Them taking back what they paid for and owned and that the previous manager had included in the sale of his mobile either intentionally or by mistake..I dont know
I have lived in their park for a long time and its a great place to live
As for developing it..who knows..I hope if it happens its after I go to heaven

Friends in Pine Ridge Estates on Boucherie and Pine Villa Estates on Elk pay $460 and includes all the above plus yard waste once a week from March to November.

Friend in Westview Mobile Park pays $470 but has to pay for water.
