nah..my money's on him getting reported constantly by 2 posters on here (this excludes the old timers who could careless) that feel the need to constantly mod the thread..

the dude could take every insult like water on a duck, but when whiny bitches keep reporting you, you should maybe just move on..

hoping Mr Bacon makes Forum a nice memorial meme :)

Actually, I think I know what he will do.....come back and claim "trophies" from what is being said. :up:

This is actually the Forum Thread....it never was a central Okanagan housing market thread.

Maybe he will come back under a different user name, à la Static, and try to garner attention in a totally new way.

Or.......we could do something novel and new......and boring. We could turn this into a central Okanagan housing thread.

Soooooo, the market is still busy. Lots of homes still being bought and sold. People, young and old, still buying and selling in their normal way. Buyers buying simply because they want to buy a home to live in for many years. Or they want to invest in a rental property. Not for any nefarious reasons.

Sellers selling for their normal reasons, not because they are in a panic or in some fictional distress mode. They simply want to move up, down, sideways, or away.

Snoooooozzzze. :sleepdeprived:

I did not know that one could use their child tax benefits as part of income qualifications to get a mortgage ???...wow, talk about squeezing yourself paper thin..

and according to this article (it states the average Household income is $75K) and according to a previous one that said the average Household Income in Kelowna is $69,000...basically in 6 weeks when the "newest" rules kick in...one will only qualify for a home worth $282,000..
good luck in finding anything in that price range here...especially when the Realtors in this town have repeatedly stated (with pride) that average homes here in Kelowna are now in the $700K range..

all those "average" ($700K) homes will have alot less active (qualifying) buyers...FB is being flooded with Realtors offering referral incentives and many properties are reducing their prices...(something that has been rarely seen in a very long time)

They should have purchased years ago and paying down their mortgage so that by now they would have acquired the necessary equity to sell and move up in value.

Couple of places sold recently that sat on the market longer than normal. No discounting. Decent homes. Priced about right.

Still lots of crap in the market. Looking for a place is like looking for a needle in a haystack if you want to find good value. I still think good homes will sell at a premium. Just the desperate sellers that haven't invested in their homes, haven't maintained or renovated them, will be making price adjustments accordingly. I think the mentality will have to change. You'll need to pimp your place and stage it properly to get "top dollar". Nothing wrong with weeding out the junk in 2018 and making lazy sellers jump through a hoop or two. Anyone overleveraged will struggle. Maybe sell those shiny toys to pay for some property clean up, new paint, flooring, and appliances.

Essentially, if you're selling an appropriately priced house (not looking to gouge) and the place is staged, all maintenance and repairs done, and its walk in "ready to go", then no worries.

Interesting times.

And the prices keep going up, with the choices going down.

He says the housing market is considered in relative balance when the number of sales is no more than 20 per cent higher than the number of active listings, but that ratio hit 31 per cent in October, and the lack of listings means sellers have the power to set their price.

"A lack of supply in the resale market continues to put upward pressure on home prices in most BC regions," Muir says.

the supply and demand game is going to have a complete overhaul next yr..IMO

many builders have lots of completed inventory

regular sellers and builders have only a short time to cash in on the buyers (who will have decreased buying power very soon)

builders will not sit on their inventory for very long, so they will have no choice but to adjust their prices to what the market (buyers with decreased lending) dictates...and regular sellers will have no choice but to follow their lead..or just not sell..

but the builders will have to..we might not see so many over priced 80 yr old homes on the market next yr...

interesting times indeed...
