Happy New Year everyone!

I just want to remind some of you sorry souls that have never been through a nasty housing crash:
The difference between Debt and Assets is Equity. When the asset value drops, so does the equity but never the debt.

Who's going to be left holding the bag of tremendous debt in 2018!?

I hope many of you haven't borrowed against your home.

Yes it's just awful. My house is still three blocks from the beach and has quadrupled in value over the last few years, but I wish I'd never bought a house! Dammit I could be invested in virtual commodities instead! I would be so much happier paying rent. I wish I'd found your sage advice sooner before I made this mistake of buying real estate in the Okanagan Valley.

Property values in the Central Okanagan have jumped over the past 12 months.

Figures released by BC Assessments Tuesday show property assessments for single family homes in the Central Okanagan have risen by between 15 and 17 per cent over 2016 values.

While Head says that the new mortgage rules won’t hinder home buyers in every region of Canada, in places like the Okanagan Valley, where having a “decent income” doesn’t even ensure you can afford a home, they absolutely will.

Home sale statistics from OMREB appear to support this fact.

In 2017 (the year the first round of the rules went into effect), the number of single-family homes sold in the Central Okanagan dropped by almost 18 per cent.

Head says the significant decline in the number of sales shows the chilling effect the first round of new rules had. With the screws tightened even further in 2018, she says even fewer people will qualify for mortgages.
