I have to admit, I haven't read this thread so I apologize if someone has already said something along these lines but, in this case, I can't help but think of some Joni Mitchell lyrics about paving, a park/a bit of paradise and a parking lot. Perhaps we should see if she'd do a "redux" on those lyrics about tearing down a little piece of heaven, a classy movie theatre, to put in a smelly brew pub and yet-another (and almost as smelly) Tim Horton's franchise? ;)

Food (or doughnuts) for thought anyway. :)
