Authorities make it difficult, expensive and high risk to rent, and then wonder why there aren't enough rental properties. I would never rent out my property, and I prefer to leave it empty.

Lucky for you to be in that position to be able to make that choice, many renters and landlords don't have the resources to act so entitled and need to rely on help.

So landlords have to run the gauntlet of Provincial and city regulations yet still no recourse or financial penalties for tenants who break a lease agreement. Too much red tape, beurocracy ,government sticking their nose in every aspect of people's lives and business.

A lot of renters like me don't have the resources to fing another place at a high price. They should pay the renter according to market value not some chump change that won't go far enough. Plus moving expenses and start up costs. They don't want to then leave it alone and find another city to develop in. Look after the existing people that has been here before catering to the fat wallets.

Of course their are penalties for tenants that break their lease. If we could all be trusted to be fair in this life they wouldn't need rules, but both sides have their exceptions that ruin it for the rest of the group.
Ending the fixed-term tenancy early will break the agreement or break the lease. In this case, the tenant may owe the landlord money. For example, if a tenant has a one-year lease and moves out after two months, their landlord can apply for 10 months' rent as compensation.

If for renovation or redevelopment, they should receive rental coverage and an increase stipend as well as moving expenses, however when redevelopment or renovation complete they should be first in line for the unit at same rental price they were paying before.
