and the bickering room was becoming a bashing room with posters using many usernames starting pot stirring topics then getting banned and coming back again starting all over. You can really notice now how calmer the board is without some posters spamming it to death

yeppers, and now some hardly post at all.
sigh, so the yacht club - been there as a guest a few times, asked and was told by a host it was around 1100 a yr cheapest membership. So thinking I should become social I just looked up the rates
$10,000 initial fee. But hey you can split it into 2 payments!

Youngest sent me a listing for a house they were going to look at. Told him don't be surprised when the rooms aren't as big as the listing states.
Unbelievable that a realtor wouldn't double check everything before posting. Gotta admit that's one frigging huge kitchen.

So the Realtor couldn't measure the bathrooms?
Yesterday I had new countertops installed Main and laundry room. Well worth the money I mutter as I try to justify it.
But they look great, no issues they coming back this morning to finish off a few things. Some of the best workers ever had in the house - not one speck - and the backsplash was a bugger of a dirty mess

I've been browsing homes in Alberta, and a number of them don't measure the bathrooms (not available). I figure because they are too small and they don't want people to dismiss it out of hand.
OneH2Obabe, that seems to be a really large house! I actually measured our own rooms to compare and a lot of the newer homes seemed to be built smaller, at least those in the price range we're looking at.

There's no way the rooms are the size the realtor listed. The lot size is 47 ft. x 111.16 ft. Picture attached is what the house looks like. I'm not sure what the fees would be, OT, but you can negotiate. When I bought my house (less than half that value), the realtor fee was set $6 grand (I can't remember if that was for each realtor or to be shared between them) no matter what it sold for. This was an odd way to do it, but that's how the seller set it up. Oh, and the selling realtor was on the Lower Mainland, which was also weird.
They often don't measure because the size of bathrooms because they can be subjective. Does that include the shower or not kind of thing.
Also, I just went and paid my taxes, and the tax authority says my main floor is 1080 sq ft. But I have no idea how they came up with that!? I measure my OUTSIDE walls, including the cantilevered parts of the living room, and even then my main floor is still only 950 sq. ft.!
But will I fight the assessment? No, because they say my basement is 500 sq. feet when it's also 950 (or whatever top is minus cantilevered parts). Of course, the furnace room is about 100 sq ft so maybe more like 800 sq. feet. of finished space. Part of the basement is below 8ft though because of the bulkhead, and someone told me any ceiling below 8 feet doesn't count in your square footage, so not sure. Does anyone know about that?

I would guess that Realtors will only list numbers if they think it will improve the selling of the place. They will list enough info such that people who view will likely put an offer on, but not so much information that people won't bother looking at all.
