In AB we don't count the basement as sq footage... I thought all the houses here so big :!
Glacier I paid taxes for a two storey home for nearly 3 yrs, Lawyer didn't caught the error - it was first submitted as a storey and a half then he didn't do the loft
City said no, no refund for you , BC Assessment was like " are you sure there are no stairs leading to a second floor"
They didn't call me a liar but they did send someone out to " measure"
Still feel I am owed the extra I paid.

As for realtor fees you options. Hot market you can usually put up a for sale sign in your yard :)

Glacier wrote: Jun 29th, 2023, 10:39 am I'm not sure what the fees would be, OT, but you can negotiate. When I bought my house (less than half that value), the realtor fee was set $6 grand (I can't remember if that was for each realtor or to be shared between them) no matter what it sold for. This was an odd way to do it, but that's how the seller set it up. Oh, and the selling realtor was on the Lower Mainland, which was also weird.

They often don't measure because the size of bathrooms because they can be subjective. Does that include the shower or not kind of thing.

Also, I just went and paid my taxes, and the tax authority says my main floor is 1080 sq ft. But I have no idea how they came up with that!? I measure my OUTSIDE walls, including the cantilevered parts of the living room, and even then my main floor is still only 950 sq. ft.!

But will I fight the assessment? No, because they say my basement is 500 sq. feet when it's also 950 (or whatever top is minus cantilevered parts). Of course, the furnace room is about 100 sq ft so maybe more like 800 sq. feet. of finished space. Part of the basement is below 8ft though because of the bulkhead, and someone told me any ceiling below 8 feet doesn't count in your square footage, so not sure. Does anyone know about that?

The Realtor listing for my house had completely different sizes from the BC Assessment numbers. Something like 1000 for the main floor and 1200 for the upstairs, and 750 for the basement.

I would guess that Realtors will only list numbers if they think it will improve the selling of the place. They will list enough info such that people who view will likely put an offer on, but not so much information that people won't bother looking at all.
Ceilings over 6ft are considered and taxed as living space finished or not.

Looking at conditions of the part of the tree that broke off, probably be good idea to remove the entire tree. That’s is considerable amount of rot.

That is one big, ugly tree, rotten to the core. And quite the pruning job a few years ago.
It appears to be far enough back to be on private property, which means the land owner has a big bill coming up to remove it.

Kinda sucks about the car.

Hahaha! This is exactly like looking up food recipes on pinterest. Gotta wade thru the author’s childhood memories, their Christmas celebrations, past pix of their mutts, intermittent annoying ads, and by the time you reach actual recipe you can’t recall why you were looking in the first place!

My husband didn't "get" it, so I looked up a keto raspberry recipe (I need to do something with them) and we scrolled for ages until we got to the recipe and he went "OHhhhh, okay" XD

And it was cool enough tonight to bake the recipe I had looked up, (raspberry cheesecake bar) so that is now chilling in the fridge :130:

^ And the worst part is that if you look up the recipe and scroll down, check your ingredients, and then do a bunch of other things on your phone or just take a long break, when you go back to the page it has scrolled up to the top for you so you have to go find the ingredients list again! And then you go to the store, and check again, and once again have to scroll down. And then you have to scroll down again when you're cooking. Maybe even multiple times.

In truth, it's the 112 apps that use up most of my space but I still have lots of room for screenshotting recipes, but I don't want to admit to kgcayenne that I didn't think to do that. So no one tell her about my stupidity cuz I'm pretending to be smart like her. Shhhh! :130:
