Thinking of buying in Tower Ranch
Has anyone has any dealings with the Land Lease in the Tower Ranch Development.
Houses are beautiful , but lease cost(with strata fees) is pushing 800 bucks a month. It is hard to get a direct answer as per how much it increases yearly.
There are some bad reviews on the website, but some good ones too.

My personal choice is we would buy nothing with a Strata!

In general, Concerning any housing based around a golf course and
proximity to;
Mowers.(etc)
Be aware during the summer, they will be running from the very wee hours
each and every morning right outside your window.

I would suggest going for a walk & talking to random people you see up there. I'm sure that would garnish some serious opinions.

Another would be to ask your realtor what the appreciation of the properties there have looked like (compared to elsewhere) and how the strata fees have changed over the years. They do have access to those numbers, so if they aren't willing to do a little research for you, maybe you might need a new realtor . . .
Personally, I wouldn't choose a leasehold property. It may look cheaper, to begin with, but you don't own the land and you have no control of the strata rules/bylaws and fees. Plus, the strata councils often have some ridiculous regulations tucked away in their rules & bylaws (those are two separate documents, btw). You should always examine those before buying.
(and now I need to go check and see if it was Sunset Ranch or Tower Ranch that is leasehold).
I haven't failed until I quit.
