If u own the land out rite . U can build for about 350 to 400 k for a smaller place .

Right now in Kelowna a basic house, middle of the road Kitchen etc is $200 per sq/ft.
Apparently engaging in Sex on a regular basis is beneficial to having a good memory.

I'd go $225 to stay on the safe side. Lumber is also quite volatile right now.

So looking at this cost what about house insurance costs, have these gone up to cover actual rebuild costs at these current boom rates? I know that mine were increasing year on year as was the rebuild cost for the home BUT at $225 per sq ft my 2,500 home would be $562,000 to re build and that is not what the insurance papers say it would cost to re build.
There is however a "guaranteed replacement cost" which would be enough to cover at those costs.

A good builder will charge about $185/sq foot in the Okanagan. A bit more if property touches water.

No, that is what the average was after I asked a couple of builders I've done work with.

It usually ends up higher because of all the change orders because client thinks they can keep changing their minds without costs involved.

But if you stick to the plan (good builders have plans) then $185 said and done, next.

The costs are too subjective to just say "so much a square foot" with any accuracy.

Not according to the Builders,(we have friends in the business) Bankers (SIL is one) and Mortgage reps (my daughter is a Rep) I have talked to recently. They all agreed on $200+ per sq/ft depending on quality etc.

What are you including in square feet. Main level and basement, garage? If you are including main floor and basement say 1500 each floor so 3000 x200 is $600,00? That seems really high.
We finished our build last year and it was around $140 a square foot that was hardi plank, granite countertops, 1500 sq foot hard wood and tile.
Average lighting taps etc. Did not include landscaping. I guess it depends what you want. You can spend $200 to $2000 on a tap or light.

So I ended up contacting a large home builder here in Kelowna to get a price, and this is the response I received:
"Good Morning ******,
Thank you for the email inquiry but unfortunately at this time we will not be able to price a home on ********. We are booked well into the year in our key developments.

Best of luck with your research and potential home build"


I guess they are so busy now, there is no need for more? I bet that drives the price up too!
