Kelowna Property taxes, not making sense?

Here is three examples from one ad in the Courier today.
At least one seems to make no sense at all.

Woodland Hills. House listing price 1,999.000
.25 acres taxes 2690.00

Upper Mission. House listing price 1,998,000
.58 acre taxes 9,193.60

Ellison. Older house, outbuilding, shop listing price 1,950,000
7.02 acres taxes 3554.00

The taxes on the first one..just not making sense to me..any thoughts?

Was the first one a new home that wasn't properly assessed fully as of July 2016?
The second one seems accurate.
Does the third one have farm status?
A bunch of factors could be in play here. However, the biggest thing is that assessed values can vary widely and cannot be considered accurate.

I think the first one may have not yet been lived in,
And There may not have been many sales in that development .

So what happens then? They charge 3x the tax and say sorry , we screwed up ?

Most of Ellison is outside the City of Kelowna boundaries, so that may make a difference. The zoning of the lot may also be a factor. The Ellison property is sure to be zoned agricultural or rural.
The first property may be a bare land strata setup, altough I don't know if that affects property taxes or not.

It's possible the Woodland Hills tax number is a typo. Or, on a less innocent note, if a senior was the last resident that they might be using the artificially low taxes (after the homeowner and age grants) to make it look more appealing. Either way, I'd say with an asking price like that in a relatively new development that amount is artificially low.

I think the scenario LandM has described is most likely. New house in Woodland Hills likely not completed construction at time of assessment.

How about the one on Traut Rd....I believe it was assessed around 15 million but he's a billionaire and it went from 42k to around 2500-2800? Loop holes are beauty!
