Re: Housing crisis
Don't you just chuckle over some of the illogical posts that pass for logic?
The response to an earlier post: a landlord rents his suite for under market.($900) to assist a low income tenant.
B.C. Landlord in reply blames the government
Just suppose that a dozen or so landlords like our example decided to rent their places considerably below market value, but yet still make a respectable profit.
Anyone want to bet that others would start to follow, rental prices would start to ease.
I view the rental market akin to gas prices. One major raises the price, everyone does. One or two lower their price others soon follow.
Someone asked why 1 bedrom and 2 bedrooms proliferate. MONEY, HIGH PROFIT.
The Mission Aqua advertises its units as vacation rentals..All of the above have nothing to do with rent controls in spite of B.C. Landlords protests.Even communities with no rent controls have high rents and a shortage of housing.
OH, B.C. L. says 70% of Canadians are home owners. Sure but 25% of those living in them are not the owners.(Kelowna)
7.6% are owned but sitting empty.(Stats Canada)
Local governments (Kelowna) are the big culprits. They continue to endorse small hovels, tax benefits, atrocious zoning variants, that continue the lack of suitable housing upward spiral.Example: Mellcor has just requested an increase to 17 stories from the original zoning on the Hiawatha site.

Just think how many units would open up if the provincial government didn't give out WET apartments to drug addicts.

Re: Housing crisis
What's more humorous, posting an opinion which may seem illogical to those who don't have an understanding about the housing market or those posting totally BS about the housing market?marvin gardens wrote: ↑Apr 30th, 2022, 11:32 am Don't you just chuckle over some of the illogical posts that pass for logic?
.........
Example: Mellcor has just requested an increase to 17 stories from the original zoning on the Hiawatha site.
In addition to the housing market being in no way like the retail gasoline market it needs to be noted that Mellcor has requested NOTHING at the Hiawatha site. Milroy/Westcorp has requested 72% increased height variance ( amongst other things) for their Hiawatha site.

Re: Housing crisis
That’s funny ... Every house is owned by someone. When we talk about home ownership stats, it applies to people, not properties. And that’s 70% of all Canadians who have their name on the land title.marvin gardens wrote: ↑Apr 30th, 2022, 11:32 am OH, B.C. L. says 70% of Canadians are home owners. Perhaps, if governments were more friendly, some of these properties would be rented out.7.6% are owned but sitting empty.(Stats Canada)

Re: Housing crisis
Let the government increase taxes for second and third time buyers as these people are partly responsible for increasing the rent by keeping their properties vacant and also property value.BC Landlord wrote: ↑Apr 30th, 2022, 1:31 pmThat’s funny ... Re: Housing crisis
I suppose, you meant people who own multiple properties (not people moving from one to another). You see, they already pay more taxes. And not just in property taxes, but also in capital gain. They are not the problem here. The problem sits in the government. The best thing governments could do is to get the heck out of way of people running businesses.nicholas p wrote: ↑Apr 30th, 2022, 2:09 pm Let the government increase taxes for second and third time buyers as these people are partly responsible for increasing the rent by keeping their properties vacant and also property value.

Re: Housing crisis
So your solution to creating affordable rentals is raising landlord’s costs even higher ??????nicholas p wrote: ↑Apr 30th, 2022, 2:09 pm

There is housing in BC, there isn’t enough free housing in BC. Taxpayers of BC ante up
