So you agree market sets the prices. The rest is just more insulting opinion without any facts.
Yup
no the Landlord sets the price

there's many accommodations that can include many different things such as working on the property for part of the rent, care giving for someone as part of the rent, Managing a Property for part of the rent

and of course a rental that's way out in the boonies can't command the same price as a place right in town- LL's that have slum rentals use the "Market Rate" as justifying for asking the same price for a rental that's almost or brand new with better amenities

when the vacancy rate is 1% , who do you think has the upper hand and can ask any price they want ? the Landlord- if there was income based housing available, many LL's today would be hooped with what some are asking-

Wrong. Any price they want? 10k for a 1 bedroom suite? No takers? I recommend taking a first year economics course.

Your contradicting yourself. Your post is illogical. First you say the landlord sets the rent, and after you say price is dependent on location, which is a market factor. In other words, the market sets the price.

The market.
The market just tells a landlord the top end of what can be charged before they look like a buffoon and have an empty unit ... though the attitude of many is that if one isn't charging as much as they can get away with then they're stupid ... gotta squeeze every last dollar from our fellow human ...
The only squeezers who really caused this problem are the ones with civil union secured government funded payroll positions, all awarded with big inflation corrected increases and bonuses for the top gatekeepers for providing propaganda, fear and brainwashing messages to support the regime, while especially small landlords are forced to provide social service with huge rent subsidies.

The market sets the top end of the pricing range ... but the landlord sets the price ... I don't see a conflict in the previous post ...

The point is that max rents are controlled by the market rate, as you have stated.

Give me the ability to quickly evict an *bleep* non paying tenant from my basement suite and I would rent it out. Until then, go sleep in your tent!

These types of tenants do not deserve someone elses home, yet the govt is complicit in allowing them to squat for months, often a year. There are many landlords who simply wont rent out their suites for this very reason. This govt has gone too far. Under the guise of protecting tenants, they have removed owners property rights, and in doing so, have caused supply issues, leading to scarcity, and higher rental rates.

If you are trying to evict someone, what a poop show. I can't imagine, the tenant has more rights then the landlord.

Feel your pain!!
