Building an affordable house in Kelowna

Hi guys,
I recently moved to Kelowna with my family.
We want to build a new affordable house, but we don't know how and from where we can start. Also, we have a twins and looking for a safe place as a community and school.
Our budget is around 450K.

Isn't any idea?

I'm not sure if you're being serious or not. Building a house is always more expensive than buying one, so your budget is nowhere near close to buying a piece of land in a safe community and close to schools AND building a house on it. You can't even buy a run-down house for $450K in Kelowna, though you might buy a townhouse in good shape and good location.

Or maybe you meant you already have a piece of land purchased and your budget for house construction is $450K? In this case, it will be a very modest house - the going rate from start to finish is around $180-$200/sq feet, so that gives you 2000-2500 sq. foot house.

Building a house is always more expensive than buying one

Weird, i have built 5 homes and every single time the minute i took possession i had immediate equity, in some cases upwards of 100K. And........if you act as the sub, way more money to save.
