So, just wondering....there would have to be a limit on what could be put in that area would there not?? I can't see a casino/hotel, or anything like that anywhere near that as it is the flight path for the airport. I always thought that you were limited to what you can have in close proximity to an airport. Any input??

That link contains the meat of it, Transport Canada couldn't care less what you build near an airport, but how high you build it is of prime concern. Hazards to air traffic are what they look for, and to a lesser degree structures near to, and directly in line with the ends of the runaway.

My thoughts as well. I can't see a 2 story hotel, but a strip mall . Height would be an issue I'm sure.

The height restriction from Transport Canada is stated as being 45 meters within a 4 kilometer radius of the airport. That would allow for a 15 story tall building. Cherry Lane Towers are little more than a kilometer away from the north end of the runway and they are 8 stories tall. I don't think a even a ten story Hotel on those PIB development lands would be any kind of problem at all. I actually think that a Hotel there is probably the most viable building that could happen.
The silence surrounding this development is rather curious. One would think that now that the bridge is a reality, there would be noise being made about future tenants of the properties. It is just natural marketing to generate interest and activity. The only name actually mentioned was Landmark Cinema's and we know where they ended up. It is just really curious. I hope it does not turn into a taxpayer funded bridge to nowhere for years to come.
The answer to this may lay with disclosure of who is funding or financing of the bridge over and above Gov't contribution. If it is the PIB themselves, this may well be a case of "build it and they will come".

Yes we all know where Landmark Cinema's ended up. On a property tax subsidised piece of land downtown paid for by the taxpayer.

Better not interfere with the tourist and tubers...and there is no Light at that section...the purpose of that road was to bypass Penticton without too many stop lights.

Great point! I can only see the channel parkway being eaten up by the little sprawl they can muster down there, and will turn into just another street in the city, as opposed to the bypass it was meant to be.

A trap is only a trap if you don't know about it.
Governments invest in highways to spur commerce and bolster national defense, no one has ever said it was about timely manner. Why else would we have highways that intersect every little town between "A" and "B".

I have to somewhat disagree.

Whether it's an 8 lane freeway or an old goat trail, it's still to get to "B" from "A". Doesn't matter if it's for commerce or vacation.

Every town that has a highway threw it with reduced speed limit and/or traffic lights is an economic trap.
